THE KEY TO A SUCCESSFUL HOME PURCHASE – COMMUNICATION
Together, we will sit down to discuss the type and size of the home you are interested in purchasing within your price comfort. After extensive research on my part, we will preview homes together that fall into that category.
Through constant communication, I will immediately keep you apprised of any homes that come on the market that you might be interested in seeing. Once we have found that perfect home, and because you have a lenders conditional approval card or certificate, I will negotiate with the sellers to get the best possible price and terms for the home you desire.
Once in escrow I will continue to communicate every aspect of the transaction. I will set up the physical inspection to find out the condition of the property and prepare the request for those items to be repaired. I will communicate the repairs to the seller and listing agent. I will meet with you to sign and approved the sellers disclosures and return them to the seller and listing agent. I will meet with you to go over and understand the escrow instructions and to communicate, if any, items to be amended in or out. Return sign copy back to escrow, I will inform the lender to start procedures on your application and to arrange for the appraisal.
The lender will not loan on a property less than the value of the purchase price. We will discuss obtaining hazard insurance and getting the insurance policy into escrow in a timely manner. Prior to the close of escrow be with you to conduct a final walk through This walk through is to approve the property to be in the same condition as it was on the day of acceptance. Also to approve that any repairs are completed. Throughout the entire proceedings I will be communicating to you every step or problem of the transaction.
